Frequently Asked
Sarao Real Estate — Frequently
Asked.
A measured record of what families ask before they entrust us with a brief. If your question is not here, a senior advisor is a single message away.
Our practice is built around senior-led, personal relationships. The advisor who answers your first call carries your file to the registry — no relay teams, no junior handovers, no name changes mid-engagement.
That same person inspects each shortlisted property, sits through the negotiation, reviews every clause of the sale deed, and accompanies you to the sub-registrar's office. It is a slower model. It is also why families return to us across generations.
Our fees are discussed transparently at the start of every engagement and are tailored to the brief. There is no upfront retainer for buyers, and no charge for an exploratory conversation or initial viewings.
You will receive a clear, written engagement letter before any commitment — no opaque billing, no surprise charges, no clauses you only discover at signing.
Every brief is honoured with identical exactitude — from a forty-lakh apartment to a forty-crore estate.
The first home a young family buys carries the same gravity for them as a country house carries for a CEO. We treat it that way.
An exploratory conversation comes first — thirty to forty-five minutes, no obligation. We ask the questions that matter: timelines, family considerations, school proximity, financing, the things a brochure never asks.
A curated shortlist follows within seven to ten working days. We accompany every viewing. Once a property is chosen, due diligence, negotiation, and registry typically conclude within four to eight weeks.
We do not originate loans ourselves, but we work alongside relationship managers at major Indian and global private banks.
If you need pre-approved financing, sanction letters, or guidance on NRI home-loan products, we make the introduction and stay in the conversation through to disbursal — so the financing keeps pace with the registry timeline.
Yes. A meaningful share of our work is conducted off-market.
Properties handled under our private mandate are introduced only to a vetted circle of qualified buyers, with no signage, no portals, and no neighbourhood chatter. The brief is held as a banker holds a vault — from instruction to completion.
Comparables are the floor of the work, not the ceiling. We layer in micro-market velocity, recent registry data, builder reputation, encumbrance status, and the patience profile of likely buyers.
The result is a defensible price band — not a hopeful number. A figure you can stand behind in negotiation, and one a buyer can finance without renegotiating later.
A material portion of our practice serves families in London, Toronto, Dubai, the Bay Area, and Sydney. Time-zone friendly calls, walk-through videos shot personally by your advisor, and a single point of accountability across continents.
Many of our NRI clients meet us for the first time only at registry — or not at all, where a Power of Attorney is in place.
With a properly executed and notarised Power of Attorney, yes — from offer through registry. We assist with PoA drafting, attestation guidance for your country of residence, and FEMA-compliant fund flow through your NRE/NRO accounts.
For sellers, we coordinate TDS deduction, lower-deduction certificates where applicable, and repatriation paperwork for sale proceeds. Original documents are couriered to you, fully indexed, once the transaction is complete.
RERA registration confirmed. Title traced through the chain of ownership. Encumbrance certificate pulled. Approved building plan checked against the structure that actually stands. Mutation, occupancy, and society NOC all verified before the property reaches your shortlist.
If a property cannot survive that examination, it does not reach you. Removed without comment, never explained.
Handled in-house. Title verification, encumbrance checks, agreement-to-sell, sale-deed drafting, stamp-duty calculation, and registry coordination are all handled by our in-house legal desk.
Each step is documented in plain language for your records. You are welcome to involve your own counsel for a second review — many of our clients do, and we work with their lawyers without friction.
Punjab, Haryana, and the tri-city — Chandigarh, Mohali, and Panchkula — are our home ground. We hold deep, generational relationships across Ludhiana, Amritsar, Gurugram, and select pockets of Delhi NCR.
For briefs that fall outside our geography, we make introductions to firms we trust personally — never as a referral fee, only as a matter of standing.
